San Diego context

What we see across San Diego

Whole-home repipes cluster in a few very predictable San Diego neighborhoods. Anything built before about 1965 in Hillcrest, Mission Hills, Kensington, North Park, Talmadge, and Golden Hill still has a real chance of galvanized supply. Once that pipe starts pinching off internally, no fixture in the house gets full pressure.

The other big repipe belt is the copper slab-leak zone: Clairemont, Bay Park, Serra Mesa, Linda Vista, Allied Gardens, Del Cerro, and much of Kearny Mesa. Post-tension slabs from the 50s and 60s with copper running underneath. Once you've had one slab leak, the pipe is telling you the rest is on the clock. In those homes we almost always reroute overhead in PEX-A instead of digging.

Point Loma, La Jolla, and Coronado add coastal air to the mix. The salt content punishes copper joints, and pinhole leaks show up sooner than they would in Poway or Escondido inland.

From the old craftsmans north of Balboa Park to the mid-century tracts under the Clairemont Mesa water tower, we've repiped every era of San Diego home.

FAQ

Repiping & Pipe Lining questions we hear a lot

PEX or copper?+

PEX-A costs less, freezes less, resists pinhole leaks, and installs faster. Copper is stiffer, longer-lived, and preferred by some buyers. Both are excellent when installed correctly. In San Diego's coastal neighborhoods, we lean PEX to avoid future copper corrosion.

How long does a repipe take?+

Most single-family homes take 2 to 3 days. You have water restored by the end of each work day.

Will you have to open all my walls?+

We cut small, specific access points, not full walls. Most cuts are 10x12 inches or smaller, and we minimize them in visible rooms.

Do you offer financing?+

Yes. Wisetack and Synchrony financing with plans starting around $45/month on approved credit.

Why do Clairemont and Bay Park homes keep having slab leaks?+

That entire belt was built in the 50s and 60s with copper hot-and-cold lines cast into the slab. Six decades of hot water plus San Diego's mineral content thin the pipe wall until pinholes appear. Once you've had one, the second is usually within 12 to 24 months. Rerouting overhead in PEX-A ends the cycle.

Is a repipe worth it before I sell?+

Often yes, especially in older neighborhoods. Buyers and inspectors flag original galvanized. A completed repipe with permit sign-off usually recovers most of its cost at sale in Kensington, North Park, and Point Loma.

Do you handle drywall patching and paint?+

We cut clean access, patch drywall as part of the job, and coordinate paint if you'd like. Some homeowners prefer to have their own painter finish; either way works.

Do you pull permits?+

Yes, always. City of San Diego, La Mesa, Chula Vista, El Cajon, County, wherever the home is. A repipe without a permit isn't insurable and can hurt you at resale.
